The first question a Realtor and Lender should be asking a potential client is “Are you a Veteran”?  Let’s take a look at the features, benefits and advantages of the VA Home Loan Program.

A VA Home Loan requires no down payment.

It’s a fact that the VA Home Loan “No Money Down Loan” out performs (by a significant margin) every other mortgage program in the industry. VA Loans have lower default rates, mature and responsible buyers, and it’s an earned benefit. As the Veteran has earned the right to put no money down should they choose to utilize the VA Home Loan Program.

A VA Home Loan typically offers lower interest rates.

The VA home Loan Program typically offers lower interest rates than Conventional mortgages.

A VA Home Loan has no Mortgage Insurance.

The VA Home Loan has no mortgage insurance, no upfront mortgage insurance, and no monthly mortgage insurance.

A VA home Loan may waive the VA Funding Fee.

The VA Home Loan Program has a funding fee that is financed into the loan, and if the Veteran has a military related disability there may be no VA Funding Fee. (The Veterans VA Certificate of Eligibility will state if a VA Funding Fee is required)
